UK commercial cleaning contracts

Your cleaning contract may be costing you money. Find out in three minutes.

Most UK commercial cleaning contracts get signed once and then forgotten. Slowly, the service slips, the price drifts above market, and the rules that once protected you start to work against you. Our free scorecard takes about three minutes. It checks your contract against the 9 red flags we found across 137 real UK contracts and tells you which of four tiers you are in today. No sales call, no obligation, just a clear answer.

Why we exist

Cleaning contracts get signed, then forgotten

UK cleaning contracts are usually agreed once, signed and filed. Three years later, most facilities managers have not checked the price against the market, most service rules have never been tested, and the cleaner has settled into whatever is easiest. Across our 137 contracts, those left alone for more than 24 months drift about £4,200 a year above the market rate. That extra cost stacks up every year the contract keeps running.

This is not the buyer's fault. To audit a cleaning contract properly takes time, market data and sector know-how that most in-house teams do not have. A full check by a specialist takes hours and costs money the budget does not always have.

We built Clean Contracts UK to fix that. Our scorecard runs the same checks we used on those 137 contracts against yours, in three minutes, for free. If the score shows room to improve, we can introduce you to a vetted cleaner from our panel. If your contract is already working, we say so.

Ongoing Monitoring

We check in at day 14 and day 30 after the introduction. 90 days before your renewal date, we offer a fresh check, whether or not the first introduction worked out.

What we find

Four tiers. Four very different outcomes.

Across the 137 contracts we have checked, results land in four tiers. The tier is not a judgement on the buyer. It reflects the contract, the price, and the service rules as they stand today. The examples below are made up from typical client patterns. No real person or company is named.

Balanced sculptural arrangement of stone planes representing a Tier 1 commercial cleaning contract that is working as intended.
Tier 1 (75 to 100 per cent)

Your contract is working for you

A West Midlands warehouse business scored 82 per cent. Their contract had clear targets, a working escalation route and pricing within 4 per cent of the market. We told them to re-check at 90 days before renewal. No introduction needed.

Sculptural composition with one element offset, representing a Tier 2 commercial cleaning contract with minor issues to address.
Tier 2 (50 to 74 per cent)

Room to improve

A 400-person London office scored 61 per cent. Pricing was fair, but the contract had no service level agreement and no way to deal with repeat issues. They tightened the contract and stayed with their current cleaner.

Sculptural composition slipping out of line, representing a Tier 3 commercial cleaning contract with significant drift from market standards.
Tier 3 (25 to 49 per cent)

Your contract is costing you money

A Manchester workspace provider scored 41 per cent. We found about £3,780 of yearly drift, an old flat-rate price set in 2021, no TUPE clause and no cleaning schedule. They opted in and we matched them with a local operator the next day.

Disrupted sculptural composition representing a Tier 4 commercial cleaning contract that requires urgent review.
Tier 4 (0 to 24 per cent)

Your contract is working against you

An Edinburgh retail group with three sites scored 18 per cent. Seven of nine red flags showed up: no written contract on one site, prices 34 per cent above market, no insurance check and no complaint route. They swapped operators across all sites within 60 days.

These are made-up examples drawn from typical client patterns. No real individual or company is identified.

How it works for buyers

Four steps from uncertainty to clarity

01

Take the scorecard

14 questions. About three minutes. No account, no sales call. Answer honestly and the score is accurate.

02

See your tier

Your tier shows on screen straight away. Within a few hours, your written report arrives by email. It lists the red flags found and the yearly cost where it matters.

03

Choose your next step

The last question asks if you want us to find you a vetted cleaner. You do not have to say yes. If you say no, we just send the report. No follow-up sales calls.

04

Warm intro or quiet wait

If you opted in, we pick one vetted cleaner and introduce you by email within 24 hours. If you opted out, we send the report and check back 90 days before your renewal. We never share your details without your say-so.

For UK commercial cleaning operators

Get warm introductions, with no lock-in

We work with a small, hand-picked panel of UK cleaning operators. When a buyer finishes our scorecard and asks for an introduction, we match them to one operator on region, sector, building size and how soon they need to act. The match goes by email. We introduce and step out.

Joining is free. You get three introductions at no cost while we prove the match works for you. From the fourth, you pay £150 per qualified introduction. 30 day rolling terms, no lock-in. You own the contract from the moment of introduction.

How it works for operators

What the panel gives you

Real introductions only

Every buyer has done our scorecard, confirmed they have a real cleaning need, and asked for an introduction. No cold leads from random sources.

You own the contract

Our job ends at the introduction. We do not stay involved, we do not sit in on renewals, and we do not take a cut of the contract. You sign directly with the buyer.

Clear pricing

Your first three introductions are free. After that, prices are fixed and shown up front. No hidden fees.
